Can foreigners own real estate in Thailand?
Yes — condominiums in freehold, up to 49% of the building. Villas and land cannot be owned directly, but legal structures exist: 30+30+30-year leasehold, Thai company, marriage to a Thai national. We help you pick the structure.
Condo or villa — which to choose?
Condo: easier ownership (freehold), management company handles maintenance, better liquidity. Villa: more space, privacy, higher rental yield, but more complex ownership (lease or company) and own staff needed.
What are the 2026 transaction taxes?
Reduced transfer fee 0.01% runs until 30 June 2026. After that — the standard 2%. Plus stamp duty 0.5% and specific business tax 3.3% (if sold within 5 years of ownership). Buying in H1 2026 saves 1.99% of the price.
How do I send money from Russia or other restricted countries?
Direct SWIFT to Thailand is possible via banks in Serbia, Kazakhstan, the UAE. We also use friendly jurisdictions: SGD/HKD/USD transfers into a Thai account. We help to file the Foreign Exchange Transaction Form (FETF) — mandatory for freehold condos.
What rental yields can I expect?
Phuket premium villas in management programs: 5-8% USD a year. Pattaya short-term condos: 6-9% (winter), long-term: 4-6%. Bangkok: 3-5% steady, plus capital growth. Koh Samui villas: 5-7%, seasonal peaks.
Do I need a residency permit to buy?
No — for a condo only your passport and FETF are needed. For long-term stay: LTR Visa (10 years, high-skilled and investors), Elite (5-20 years, deposit), Retirement (50+, deposit/income). We help to pick and file.
