Sell property

Honest valuation, marketing in 4 languages, negotiation. We sell at market — not below.

We make an independent valuation based on our own data feed across 6 locations. Prepare a listing: photos, video, tour, floor plans, description in 4 languages. Distribute through our channels, partners and Thai portals. Negotiate to contract and handle the closing. Commission — 3% for leasehold, 3-5% for freehold, fixed in the agreement.

Rent — find or list

Long-term, short-term, seasonal. For our owners — turn-key rental management.

Rentals from 1 month to 3 years. For short-term — we work with licensed operators (post-2024 short-term needs special permits). For owners — full management: tenant search, contract, deposit, on-call, repairs, reports. Long-term fee: 1 month rent. Short-term: 15-25% of gross.

Property management

When you live abroad — we act on your behalf. Rentals, repairs, taxes, vendors.

Full discretionary management: oversight of the management company, common fees, repair coordination, rental search and supervision, quarterly reporting. Tax filings (Thai taxes for non-residents). Communication by email in your time zone. From $150/mo for a condo, from $400/mo for a villa.
